lease your hotel or guesthouse to us

We take long leases on hotels and guesthouses, refurbish them with our own maintenance team and run them, from bookings to housekeeping.

Running a hotel or guesthouse is relentless. If you'd like to step back, or your building is closed, tired or not reaching its potential, we can take it on. We're currently opening a hotel in Blackpool on exactly this basis.

what you get

  • A secure tenant on a long lease, with rent agreed up front
  • Investment in the building, with rooms refurbished by our in-house team
  • Bookings, guest support, housekeeping and maintenance all run by Bnbly
  • No more staffing, rotas or late-night calls
  • A way to keep the asset while stepping back from running it

what we look for

  • Hotels, guesthouses and B&Bs, typically 8 rooms or more
  • Trading, closed, or in need of refurbishment
  • Coastal, city-centre and tourist locations
  • Anywhere in the UK, for the right building

how it works

  • You send us the details, in confidence
  • We call you, then view the building
  • We put heads of terms in writing: rent, length of lease and any breaks
  • Solicitors complete the lease, and we plan the refurbishment and opening with you

It takes about three minutes. We'll review it, call you to talk it through and, if it's a fit, come and see it.

Questions

good to know

Where do you take on property?

Anywhere in the UK for the right property. Our team is based in Bristol, Bath and Weston-super-Mare, and we're opening a hotel in Blackpool. Tell us where yours is and we'll be honest about whether it works for us.

Who looks after the property day to day?

Our own team. Every cleaner, maintenance engineer and guest support agent is employed directly by Bnbly, so there's no chain of subcontractors between you and the people in your property.

Does it cost me anything to find out?

No. Sending your details, the call and the viewing are all free, with no obligation.

Do I need permission from my mortgage lender or freeholder?

Often, yes. Some mortgages, leases and insurance policies restrict short lets. We'll go through it with you before anything is agreed, so there are no surprises.

I'm an agent. Do you pay a finder's fee?

Yes. If you introduce a property and we sign an agreement for it, we'll pay you a finder's fee. Send the details using the form and choose "Agent". We look at every property quickly and tell you straight away if it's a fit.

How quickly can you move?

We'll get back to you about every property we receive. If it's a good fit, we can usually arrange a viewing soon after.
